Since 1982, Pine Grove Homes has operated as a wholesale manufactured home builder based in Pine Grove, Pennsylvania. Our homes are sold throughout the Mid-Atlantic and Northeast United States, including planned communities, active adult communities, and residential home contractors that build homes on private land. Pine Grove has been a trusted source of quality, value, and innovation since its founding. In 2025, Pine Grove entered a new era under the stewardship of Builders FirstSource, one of the most trusted sources in the home construction industry.

Who We Are

**Wayne Fanelli**
*Market Manager, Factory-Built Housing*
Wayne brings over forty years of industry experience to bear every day at Pine Grove. He began his career in the factory-built housing industry in the mid-1970s, and co-founded Pine Grove Manufactured Homes in 1982, and subsequently Pleasant Valley Homes in 2004, which expanded the line of homes to include a comprehensive modular offering.

**Lee Fanelli**
*LOB Manager, Factory-Built Housing*
Lee has overseen all production and quality control operations—liaising with engineering and procurement—for 15 years. He began his career in the 1970s, leading field-installation crews that specialized in the on-site erection and completion of manufactured and modular homes. This experience provides an invaluable resource to our manufacturing operations.

**Nick Fanelli**
*General Manager*
Nick has a multi-faceted role at Pine Grove, responsible for the organization’s business development and new sales channels. In addition, Nick oversees the modular product offering and branding for the Pleasant Valley family of homes. In addition, he oversees all legal matters on a day-to-day basis.

**Jason Schach**
*Director of Engineering*
Since 1995, Jason has been an integral part of daily operations. For over 15 years, Jason has directed all of our engineering, code, and quality assurance efforts. Jason and his team work directly with the sales and home production teams to ensure that every home is engineered with precision, compliant with federal, state, and local codes, and built to our high quality standards.

**Brad Umbenhauer**

Brad has been a leader of Pine Grove's manufacturing operations for over two decades. Brad collaborates with other leaders across product development, supplier relationships, procurement, logistics, and workforce development.

**Jim Miller**
*Procurement Manager*
With thirty plus years of industry experience, Jim has worked on both the manufacturing and supplier sides of our industry. The contacts that he has developed over the years brings superior knowledge to the challenging demands now required for our business. Jim and his dedicated team are a core underlying strength to our organization.

Ted, our Sales Manager, has been with us since the Pleasant Valley brand was founded. Ted's experience includes wholesale and retail operations. He is eager to work with our builders and retailers to deliver the best home-buying solutions to our future home owners.

**Jeff Zimmerman**
*Years of Service: 41*
Jeff is a Product Sales Specialist and has been with the company for over three decades. He brings comprehensive product knowledge, engineering experience, and an extensive understanding of construction codes and standards to serve his builders, developers, and retailers.

**Rodney Updegrave**
*Years of Service: 32*
Rodney is a Product Sales Specialist, specializing in serving land-lease communities, both new development and re-development of older communities in densely populated areas. His 30+ years with the company make him an invaluable asset to our retailers and customers.

**Jeffrey Brown**

Jeff is a Product Sales Specialist who brings 34 years of industry experience to our team. With unsurpassed knowledge of the factory-built housing industry in the northeast U.S., he prides himself on his knowledge, experience and ability to serve customers.

**Shannon Williard**

Shannon is the Inside Sales Manager, working across the entire sales team to assist in serving customers by liaising among the sales, engineering, and production teams. She also plays a key role in our continual product development and market positioning.

**Joe Heberling**

Joe is a Product Sales Specialist who has extensive knowledge of the product, construction techniques, and building code requirements. He leverages his comprehensive background to deliver outstanding service to builders and developers.
